We’re based in the Huntsville area, and we buy land in the communities around it: city lots, subdivision leftovers, pasture, wooded acreage, and inherited tracts nobody in the family wants to deal with. If you own land in North Alabama and want a straight cash offer, start with the area your property is in below.

Areas we buy in

Madison County

  • Huntsville: city lots, infill parcels, and land in both the Madison and Limestone County parts of the city
  • Madison: lots and small tracts in one of the area’s most built-out cities
  • Harvest and Toney: pasture and acreage in northwest Madison County
  • Hazel Green: farmland and rural tracts toward the Tennessee line
  • Meridianville: land along the US 231/431 corridor
  • New Market: hilly, wooded, and creek-bottom tracts in northeast Madison County
  • Owens Cross Roads: lots and acreage in southeast Madison County

Limestone County

  • Athens: land in and around Alabama’s fastest-growing county

Morgan County

  • Decatur: river-city lots and surrounding acreage
  • Hartselle: rural Morgan County tracts along I-65

Marshall County

  • Guntersville: Lake Guntersville lots, lake-subdivision lots, and acreage around the county seat
  • Arab: Brindlee Mountain farms, wooded land, and lots on both the Marshall and Cullman County sides

Don’t see your town? We still want to hear from you. We buy throughout Alabama.

How we price land in North Alabama

There’s no single price per acre around Huntsville. Two tracts a mile apart can be worth very different amounts. When we make an offer, these are the things that move the number most:

  • Road frontage and legal access. A tract on a county-maintained road is worth far more than the same acreage reached by an old farm lane with no recorded easement.
  • Utilities at the road. Public water, power, and sewer lines (or at least soil that will pass a septic test) decide whether a house can go on the land.
  • Topography and flooding. Flat, dry ground sells faster than steep hillsides or creek bottoms in a FEMA flood zone.
  • City limits and school zones. Inside Huntsville, Madison, Athens, or Decatur, city zoning applies. Outside them, county rules apply. School zones matter a lot to home buyers, and that carries over to land.
  • Distance to jobs. Commute time to Redstone Arsenal, Cummings Research Park, and the Mazda Toyota plant affects demand across the whole region.
  • Title and ownership. Clear title with one owner is simplest. Several heirs, missing probate, or old liens take more work, and we account for that instead of walking away.

We’ll walk you through how each of these affected our offer. If a different route, such as listing with an agent or selling to a neighbor, would clearly net you more, we’ll say so.

Situations we help with

Most of the people who call us aren’t in a rush to sell a perfect building lot. They’re dealing with something like this:

  • Inherited land. The land passed to you or your family and nobody plans to use it.
  • Back taxes. Taxes have fallen behind and the county tax sale is coming up.
  • Divorce or a partnership split. The land needs to be sold so the proceeds can be divided.
  • Out-of-state ownership. You moved away, often after a job or military move, and managing North Alabama land from a distance isn’t worth it anymore.
  • Hard-to-sell land. The land is landlocked, steep, wet, or oddly shaped, and it’s been listed without selling.
  • Unused lake lots. You own a lake lot on Guntersville you rarely get to.

Each location page covers what’s different about selling in that area. Our blog covers the situations in more depth.

Why work with a local buyer

A lot of land-buying mail in Alabama comes from companies that have never seen the county they’re buying in. We’re based in the Huntsville area. We know which county office handles what, which roads flood, and where the growth is heading. Closings happen at a local title company, and you can talk to a real person at (256) 607-4109 before you decide anything.

What happens at closing

When you accept our offer, we open the file with a local title company. The closing then follows a few steps:

  1. Title search. The title company checks the ownership history and finds any liens, back taxes, or judgments. It also flags gaps, like a missing estate or an old mortgage that was paid but never released.
  2. Clearing issues. Most problems are fixed by paying them off out of the sale proceeds or recording a missing document. Some take longer, like opening an estate. We’ll tell you exactly what’s needed and help coordinate it.
  3. Signing. You sign the deed and closing papers at the title company or remotely with a notary, whichever is easier for you.
  4. Payment. Once the deed is recorded, the title company sends your funds, usually by wire.

We pay the closing costs we’ve agreed to cover, so the number in our offer is the number you walk away with, minus any liens or taxes that have to be paid off.

No pressure, no obligation

Our offer is just an offer. Take the time you need, talk it over with family, and get another opinion if you want one. If you decide to list with an agent or sell to a neighbor instead, that’s fine. We’d rather you make the right call for your situation than rush into a sale you regret.

How it works

  1. Tell us about the land. Use the form or call (256) 607-4109. A parcel number or address is enough to start.
  2. We research it and make an offer. We look at the county records, access, and what the land can be used for. Then we give you a cash number.
  3. You pick the closing date. If you accept, we close through a local title company and pay the closing costs.
