Guntersville sits on a peninsula in Lake Guntersville, Alabama’s largest lake, and it has been the Marshall County seat since 1848. Land here ranges from lake lots with docks to wooded ridge land and farm tracts back from the water. We buy land in and around Guntersville for cash, including lake property with permit questions and land the water doesn’t touch at all.

Lake Guntersville by the numbers
Lake Guntersville is a TVA reservoir with 67,900 acres of water surface and nearly 890 miles of shoreline. When the dam was finished in 1939, the rising water surrounded the city and left it on a peninsula. TVA keeps the lake at a minimum winter elevation of 593 feet and a typical summer range of 594 to 595 feet, so the water line moves only a couple of feet across the year.
What lake lot owners should know before selling
Waterfront land on a TVA reservoir comes with rules that inland land doesn’t:
- TVA land and land rights. TVA owns land or holds land rights, like the right to flood certain areas or limit construction, along most of the reservoir shoreline. A lot that looks waterfront on a map may have a strip of TVA land between the property line and the water.
- Section 26a permits. Docks, piers, boathouses, seawalls, and shoreline stabilization all require TVA approval under Section 26a. Buyers want to see the permit, and they want what’s built to match it.
- Permits don’t transfer on their own. After a sale, the new owner has to apply to TVA for a permit in their name within 60 days of closing.
- Unpermitted structures. A covered or enclosed second story on a dock, for example, is something TVA can require to be removed. That can scare off retail buyers.
If you don’t have your permit paperwork, TVA’s Public Land Information Center at (800) 882-5263 can look up your location. You don’t need to sort any of this out before calling us. We review the TVA status as part of our offer and can buy lake property with open questions.
Who handles Marshall County land records
Marshall County uses a Revenue Commissioner for property appraisal, assessment, and collection. The office is at 424 Blount Avenue in Guntersville. The county has roughly 64,000 separate parcels on its tax rolls. Deeds and estates are handled by the Marshall County Probate Office, also in Guntersville.
The cost of an unused lake lot
A lake lot that isn’t your owner-occupied home or qualified farm or forest land is usually taxed as Class II property at a 20% assessment ratio. That’s twice the rate of a homestead. Add dock upkeep, insurance, and mowing, and a lot you rarely visit can cost more each year than you’d expect.
Off-water lots in lake subdivisions
Many subdivisions around Lake Guntersville have a few waterfront lots and many more interior lots that were sold on the promise of lake access. Years later, those off-water lots are often the hardest property in the area to sell. There are a few reasons:
- Buyers want the water. Most people shopping here want a waterfront home and are willing to pay for it.
- The access may not deliver. A shared boat ramp or community dock may be limited or poorly maintained.
- HOA dues and covenants. They keep adding up whether or not you build.
If you’ve been paying taxes and dues on an off-water lot for years without using it, we buy these regularly.
Selling a second home or lake lot from out of town
A lot of Guntersville property is owned by people who live in Huntsville, Birmingham, or out of state and bought here for weekends. If you’re selling from a distance:
- You don’t need to come to closing. A local title company can arrange for you to sign where you live.
- Tell us about anything left on the lot. That includes boats, lifts, or a camper.
- Find your TVA paperwork if you can. If you can’t, we’ll look it up.
We’ll handle the local legwork so the sale doesn’t require a trip back to the lake.
Land back from the lake
Not all Guntersville-area land is about the water. East of the lake, Sand Mountain’s plateau holds farms, poultry operations, and rural home sites around Albertville and Boaz. Ridge and hollow land between the lake and the mountains draws hunters and people building a quiet home place. We buy all of it, and we price inland land on its own merits, not as a discount version of lake property.
Why two lake lots can be priced very differently
On Lake Guntersville, two lots on the same road can differ in value by a wide margin. The main reasons:
- Main channel vs. slough. Some buyers want the open main-channel views. Others want calmer water in a protected slough.
- Water depth. How deep the water is at the dock matters, especially at winter pool when the lake is lower.
- Slope. A gentle walk to the water is worth more than a steep climb.
- Frontage. More shoreline feet usually means a higher price.
- Existing permits. A properly permitted dock or seawall is an asset. An unpermitted one is a problem the buyer has to solve.
We look at each of these when we price a lake lot.
How it works
- Tell us about the land. Use the form or call (256) 607-4109.
- We make a cash offer after checking TVA status, access, septic or sewer, and comparable sales.
- We close at a local title company on your schedule and pay the closing costs.
