Limestone County has been Alabama’s fastest-growing county, and Athens is the county seat at the center of it. Growth brings buyers, but it also brings builders who only want certain tracts, and it can leave rural and odd parcels behind. We buy land in Athens and across Limestone County for cash, including the pieces that are hard to sell.
Limestone County by the numbers
- Limestone County grew by 4,139 residents between July 2023 and July 2024, a 3.6% rate, and was ranked the fastest-growing county in the state.
- Since 2020 the county has added more than 15,000 residents, about 15% growth.
- Athens reached about 32,600 residents in 2024 and was the second-fastest-growing city in Alabama among cities with 10,000 or more people.
- The Mazda Toyota plant sits in the Limestone County portion of Huntsville on land the city annexed, near I-565 and I-65.
For landowners, that growth mostly shows up along the I-65 and US-72 corridors and on the east side of the county toward Huntsville and Madison. Land farther out still sells more slowly, and that’s the land we buy most often.

Who handles Limestone County land records
Limestone County uses a single Revenue Commissioner for both assessing and collecting property taxes. Limestone County voters combined the two offices, and the first Revenue Commissioner took office in 1987. You can look up your parcel, appraised value, and tax amount through the county’s online Citizen Access portal, which opens for payments each October 1.
Deeds, estates, and probate matters go through the Limestone County Probate Office in Athens.
Farm land and current use valuation
If your land has been taxed at current use value as agricultural or forest land, your bill has been based on what the land produces, not its market value. That’s a real benefit. If the land’s use changes after a sale, taxes may be recalculated, so check your status with the Revenue Commissioner before you sell. We factor it into our offer so there are no surprises.
Selling without a realtor in Athens
We’ve written about this before: see who pays when selling land in Athens and how to sell land without a realtor in Athens. The short version: when you sell to us, there’s no commission, and we pay the closing costs.
Selling land that’s leased to a farmer or hunting club
A lot of Limestone County land has someone else using it: a neighbor who cuts hay, a farmer who plants row crops, or a hunting club with a lease. That doesn’t stop a sale, but it matters:
- Read the lease. Check how long it runs, whether it renews automatically, and whether it says anything about a sale.
- Timing. If a crop is in the ground, the farmer usually expects to harvest it. Closing after harvest, or agreeing on a harvest date in the contract, avoids problems.
- Handshake deals. Many farm leases in North Alabama are verbal. Even so, give the tenant fair notice before you sell.
Tell us about any lease up front. We can often honor an existing lease through its term, which some sellers care about for the sake of the relationship.
Land near the river and the lakes
Southern Limestone County borders Wheeler Lake on the Tennessee River, and the Elk River runs through the western part of the county. Waterfront land and land near these rivers can be valuable. It can also come with flood zones, TVA land rights along the shoreline, and septic limits. We check those items as part of our review, so you don’t have to research them before you call.
What’s changing around Athens
Athens and the eastern half of the county are filling in with subdivisions, and more land is being brought into city limits as it develops. If your land is near that growth, you may get builder interest. If it’s out toward Elkmont, Lester, or the Lauderdale County line, it will likely still sell as rural land. Knowing which kind of buyer your land fits helps you judge any offer, including ours.
Behind on taxes in Limestone County
Limestone County’s Revenue Commissioner handles both billing and collection, and parcel and tax records are available online through the county’s Citizen Access portal. Property taxes come due each October 1. If they aren’t paid, the county can sell a tax lien on the parcel at its annual tax sale. After a lien sale, you generally keep a period to redeem the property by paying what’s owed plus interest and fees. The costs keep growing the longer it goes. If you’d rather sell than catch up, we can usually pay off the delinquent taxes at closing, out of the sale proceeds, so the problem is fully resolved.
North Limestone County: Ardmore, Elkmont, and the state line
The northern part of the county, around Ardmore and Elkmont up to the Tennessee line, is still mostly farms, woods, and scattered home sites. Growth there is slower than on the Huntsville side. Land in the north usually sells to farmers, hunters, and families building a country home. We buy up there often and price it on rural comparables, not on what subdivision land near Athens brings.
